The questions we answer most often.
Do I pay agency fees as a tenant?
No. Since Ley 12/2023 the landlord pays the agency, never the tenant. You pay the rent, the legal fianza and, only if the owner asks for it, a garantía adicional.
How much is the fianza, and where does it go?
For a long-term main home it is one month of rent (art. 36 LAU), deposited with the Generalitat Valenciana, and any extra guarantee is capped at two months. Winter lets are seasonal contracts, where the fianza is two months.
Can I rent without visiting first?
You can view the home on a live video call if you are still abroad. You only pay once you have seen it, in person or on video, your application is accepted and you decide to reserve.
Which documents will I need?
Your passport or ID, your NIE (you can apply first and get it during the process) and proof of income for your profile: payslips and contract if employed, IRPF or modelo 130 returns if self-employed, an enrolment letter and a guarantor if you study, a pension statement if retired.
How fast will you answer?
On WhatsApp and by phone, usually within the hour during opening hours. Form messages and emails get an answer within 24 hours.
I own a home on the Costa Blanca. Can you let it?
Choose "I own a home" in the form or message us on WhatsApp. Every home we publish needs a valid energy certificate, and the agency fee is paid by you as the owner, never by your tenant.
