How it works

Your journey to a new home, step by step

From finding your ideal home to getting the keys, here's exactly what to expect when renting through Spanish Casa.

  1. Step 1

    Choose your home

Browse our listings and choose the property that fits your needs, budget and preferred location: Jávea, Dénia, Moraira or anywhere on the Costa Blanca. Take your time to review the details, photos and available dates; many of our homes are also offered as winter lets from October to May.

  2. Step 2

    Submit your application

Found the right place? Submit your rental application through our platform. You'll be asked to upload a set of documents: a valid passport or ID (plus your NIE if you already have one), proof of income such as recent payslips, an employment contract or a pension statement, and a recent bank statement. All documents are handled securely and confidentially.

  3. Step 3

    Application review & landlord check

Our team carefully reviews your application and documents, then presents your profile to the landlord for approval. This usually takes 1–2 business days, and you'll receive an email notification as soon as a decision has been made.

  4. Step 4

    Payment & billing details

Once your application is approved, you complete your billing details and make the upfront payment: the first month's rent plus the legal security deposit (fianza), which is deposited with the Generalitat Valenciana as required by Spanish law. Both payments secure the property and confirm your reservation.

  5. Step 5

    Invoice, contract & signing

You'll then receive your reservation agreement and invoice by email, issued VAT-exempt, as long-term residential rentals are exempt from IVA under Spanish law. Review the contract carefully, sign it and return it to us, then attach the signed copy on your payment page to complete the booking.

  6. Step 6

    Viewing & move-in

Once your signed contract and payment are confirmed, our team will contact you to arrange the viewing of your new home. The rental contract officially starts on the date you choose, so you're always in control of your move-in timeline. Welcome home!
