Every autumn, something remarkable happens on the Costa Blanca. The summer crowds leave, the beaches empty, and hundreds of beautiful holiday homes in Jávea and Dénia suddenly become available for eight months, at prices that surprise everyone who sees them for the first time. Welcome to the winter let.
What exactly is a winter let?
A winter let (alquiler de invierno) is a temporary rental that typically runs from October to May. Legally it is a temporada contract under article 3.2 of the Spanish Urban Leases Act (LAU): a rental for a specific season rather than a permanent home. That makes it perfect for people who want to spend the cold months in Spain without committing to a multi-year contract, and it lets owners rent their summer houses profitably in the off-season.
The numbers make sense
A villa that rents for 2,500 euros per week in August often goes for 900 to 1,400 euros per month between October and May. You are not paying holiday premiums; you are paying a fair monthly price for a home the owner would otherwise leave empty. Utilities are usually paid on top, and a deposit of one to two months is standard for seasonal contracts.
The weather is the whole point
January afternoons in Jávea regularly reach 18°C, and the Costa Blanca records around 320 days of sunshine per year; the World Health Organization once named this microclimate one of the healthiest in the world. While northern Europe is dark at four in the afternoon, you are having coffee outside on the Arenal promenade. Hikers climb the Montgó all winter, cyclists fill the coastal roads, and the sea stays warm enough for brave swimmers well into November.
Jávea or Dénia?
Both towns shine in winter, with a real year-round community:
- Jávea keeps a lively international scene around the Arenal and the old town, with markets, padel clubs and an established expat network
- Dénia is a bigger working town with a renowned food scene, a daily market and the ferry to the Balearics
- Both have excellent healthcare, and Alicante and Valencia airports are about an hour away
What to check before you sign
Make sure the contract states the seasonal purpose and the exact dates, confirm who pays utilities, and check that heating or a fireplace is included: Spanish houses are built for summer, so good heating matters more than you think. Ask about internet speed if you work remotely; fibre is widely available in both towns.
